This area is often overlooked by tenants, with hard-hitting consequences. When first occupying a property, a proposed tenant should appoint a surveyor to prepare a Schedule of Condition to provide relevant evidence to ensure they are not subject to a major dilapidation claim from the landlord at the end of the tenancy.

The landlord is also be advised to use a surveyor to prepare a schedule of dilapidations and ensure that during the tenancy the tenant has complied with their repairing obligations as set out in the lease.
