Dilapidations and Schedules of Condition

This area is often overlooked by tenants, with hard-hitting consequences. When first occupying a property, a proposed tenant should appoint a surveyor to prepare a Schedule of Condition to provide relevant evidence to ensure they are not subject to a major dilapidation claim from the landlord at the end of the tenancy.

The landlord is also be advised to use a surveyor to prepare a schedule of dilapidations and ensure that during the tenancy the tenant has complied with their repairing obligations as set out in the lease. We advise all our clients, whether landlord or tenant, to take advice on dilapidations, before, during and after the tenancy.
